実を言うとまだ10年はたっていません。正確には9年と7ヶ月です。
入居したのが2017年の1月なので、この8月でちょうど9年7ヶ月になります。
いやーしかし時が経つのは早いですね。あっという間の10年弱。
48歳で、お家の建て替えを検討したのは、東日本大震災で外壁にヒビが2箇所(2階の窓から1階の窓まで)入ってしまったからです。
対角線上の角は大きく割れて剥がれ落ちてしまいました。
今考えると、それでも五年間ぐらいは住んでいたんですね。
最後は、ヒビが大きくなりそこから雨漏りするようになりました。何となく傾いているような気もする。ビー玉転がしてみると案の定転がっていく。やはり傾いている。
家族会議の結果、建て直すことにしました。
10年点検って、何を見てもらうんだろう
そもそも10年点検って何なんだ、という話です。
家には「新築から10年間は、雨漏りと家を支える大事な部分について、建てた会社が保証しますよ」という決まりがあります。その10年の区切りにやってくるのが、この点検です。ここできちんと見てもらって、必要なら手を入れておく。そうすると保証をさらに延ばせる、という会社も多いそうです。
見てもらうのは、だいたいこんなところ。屋根と外壁、雨どい、ベランダの防水、シロアリ、それから水まわりの配管や換気。どれも普段の暮らしでは目に入らない場所ばかりです。
うちは無垢材と漆喰の家なので、木の割れや反り、漆喰のひび、そのあたりも気になります。無垢も漆喰も生きている材料なので、多少の割れやひびは「そういうもの」らしいのですが、素人には「そういうもの」なのか「まずいやつ」なのかの区別がつきません。だからこそプロに見てもらう意味があるんだと思います。
前の家は、ヒビを何年も見て見ぬふりして、最後は雨漏りまでいってしまいました。同じことを繰り返さないためにも、この10年点検はちゃんとやっておきたい。そう思っています。
お金がかかる。
なんか簡単に家を建て直すって決めてしまったけど、いざ始まってみるとお金がかかる。
建て直すまでのアパート、引っ越し、解体して捨てる、駐車場、近所に挨拶の品を持っていく。
色々出費がかさむ。そんなに深く考えないで走ってしまった感じがする。
これから家を建てる人に一つだけ言うとすれば、「建物本体の金額」以外に、けっこうな額がかかるということです。仮住まいの家賃、引っ越しは行きと帰りで2回、解体費、古い家財の処分、駐車場代、ご近所への挨拶。一つひとつはそこまでの額じゃなくても、全部足すとびっくりします。見積書に載っていないお金こそ、先に数えておいたほうがいい。
今思うと火災保険で直せたかもしれない?もっと調べれば良かった。
あとで知ったのですが、地震でこわれた分は、ふつうの火災保険では出ないんだそうです。地震のぶんをカバーするには、地震保険という別の契約が要る。しかも被害を受けたときから期限があって、何年も経ってから申請しても間に合いません。当時の私はそんなことは全く知りませんでした。知らないというだけで、もらえたかもしれないお金を取り逃がす。あれは本当にもったいなかったなと思います。
いま同じように壁のヒビを「まあ大丈夫か」と見ている人がいたら、まずは保険証券を引っぱり出して、地震保険が付いているかどうかだけでも見てみてください。
完成したらみんな吹っ飛んだ。
完成して入居するともうそんな事はどうでも良く、ただただ嬉しい。
住み始めて快適さが違う、やはり新築。無垢材と漆喰の家を建てたので、木の匂いがして本当に良いお家を建ててもらいました。
漆喰は、湿気をコントロールしてくれますから、エアコンだけで一年中快適です。
梅雨どきでも家の中がじめっとしない。冬もカラカラにならない。あの息苦しさがないだけで、家にいる時間がずいぶん違います。無垢の床も、夏はさらっとしていて素足が気持ちいい。傷はつきますけど、その傷も9年7ヶ月ぶんの家族の記録みたいなもので、今となっては気になりません。
お金がかかった、大変だった、という記憶は、住み始めた日にきれいに吹っ飛びました。人間、現金なものです。
色々あった10年です。
この10年弱で色々なことがありました。
家族全員がコロナにかかり、家から一歩も出ないで10日間ぐらい過ごしました。
家族全員で大掃除をしたり、昔撮ったDVDをみたり、意外と楽しかったのを覚えています。
食料が底をつき、私の同級生の方に買い物を頼んだりしました。
良い思い出?
母の介護ベッドを入れるため、部屋の模様替え。
息子、娘が巣立っていき、意外と広く感じる今。
家って、建てたときの形のまま使うものだと思っていました。でも実際は、家族のほうが変わっていくんですね。子ども部屋がいらなくなり、代わりに介護ベッドの置き場所がいる。10年経つというのは、そういうことなんだなと思います。
これから何年ここに住むのだろう
9年7ヶ月。まだ10年目の途中です。
この家はあと何十年ももつはずで、たぶん私の残りの人生より長い。だとすれば、私にできるのは、次の人が困らないようにきちんと手入れしておくことくらいです。10年点検はその第一歩。
そして、これから何年ここに住むのだろう。そんなことを考えながら、今日も無垢の床に寝転がっています。

Hello, this is gargoyle Kuma.
To be honest, it hasn’t actually been ten years yet. Nine years and seven months, to be exact.
We moved in in January 2017, so as of this August it has been exactly nine years and seven months.
Still, time really does fly. Almost a decade, gone in a blink.
I started thinking about rebuilding the house when I was 48. The Great East Japan Earthquake had left two cracks in the outer wall, each running from a second-floor window all the way down to a first-floor one.
The corner on the diagonal split wide open and fell away in pieces.
Looking back, we still lived there for about five more years after that.
In the end the cracks grew, and rain started coming in. The floor also felt slightly tilted. I rolled a marble across it, and sure enough, it rolled. The house really was leaning.
After a family meeting, we decided to rebuild.
What exactly do they check at the ten-year inspection?
First of all — what is a ten-year inspection?
In Japan, the builder is required to guarantee a new house for ten years against rain leaks and defects in the parts that hold the structure up. The inspection comes at that ten-year mark. Have it looked at properly, fix what needs fixing, and with many builders you can extend the warranty from there.
What they look at is roughly this: the roof and outer walls, the gutters, the balcony waterproofing, termites, and the plumbing and ventilation. All the places you never lay eyes on in everyday life.
Our house is built with solid wood and shikkui (traditional lime plaster), so I’m also curious about cracks and warping in the wood, and hairline cracks in the plaster. Both materials are alive and moving, and apparently a certain amount of cracking is simply how they behave — but an amateur can’t tell “that’s normal” from “that’s trouble.” That’s exactly why it’s worth having a professional look.
With our old house, I looked away from those cracks for years, and it ended in a leaking roof. I don’t want to repeat that. So this ten-year inspection is one thing I want to do properly.
It costs money.
We decided to rebuild almost casually — and then it started, and it cost money.
The apartment we rented while waiting, the move, the demolition and disposal, the parking space, the small gifts you bring around to the neighbors.
The expenses piled up. I ran into it without thinking things through, I have to admit.
If I could tell one thing to someone about to build a house, it’s this: a serious amount of money sits outside the price of the building itself. Rent for temporary housing, moving twice (out and back), demolition, disposing of old furniture, parking, gifts for the neighbors. None of them is huge on its own, but add them up and it’s a shock. The money that isn’t written on the estimate is the money you should count first.
Looking back, I wonder if fire insurance could have covered the repairs. At the time I thought I should have looked into it more.
I learned later that earthquake damage isn’t covered by ordinary fire insurance in Japan at all. You need a separate earthquake insurance rider. And there’s a time limit after the damage occurs — file years later and you’re too late. I knew none of that back then. Simply not knowing cost me money I might have received. That still feels like a waste.
If you’re looking at a crack in your wall right now thinking “it’s probably fine,” pull out your insurance policy and at least check whether earthquake coverage is attached.
Once it was finished, all of that blew away.
The moment the house was done and we moved in, none of it mattered anymore. I was just happy.
Living there felt completely different — new construction really is something. We built with solid wood and shikkui plaster, so the place smells of wood. They built us a genuinely good home.
Shikkui controls humidity, so with nothing but an air conditioner the house is comfortable all year round.
Even in the rainy season it never gets clammy inside. In winter it never dries out. Just not having that stuffiness changes how the hours at home feel. The solid wood floor is dry and pleasant under bare feet in summer. It scratches, sure — but those scratches are nine years and seven months of family history, and they don’t bother me at all now.
The memory of how expensive and how hard it all was vanished on the day we moved in. People are simple like that.
A lot has happened in these ten years.
A great deal happened in this not-quite-decade.
Our whole family caught COVID, and we spent about ten days without setting foot outside.
We did a big clean-out together, watched old DVDs — I remember it being unexpectedly fun.
We ran out of food, and I ended up asking an old classmate to do the shopping for us.
A good memory? Maybe.
We rearranged a room to fit my mother’s care bed.
My son and daughter left home, and now the place feels surprisingly large.
I used to think a house stays the shape you built it in. In reality, it’s the family that changes. The kids’ rooms stop being needed, and instead you need somewhere to put a care bed. That, I think, is what ten years actually means.
How many more years will we live here?
Nine years and seven months. We’re still partway through year ten.
This house should stand for many decades more — probably longer than the rest of my life. If that’s true, the most I can do is take care of it so whoever comes next isn’t left with trouble. The ten-year inspection is the first step.
And how many more years will we live here? That’s what I’m thinking about, lying on the solid wood floor again today.
